Building Services & Fabric Clerk of Works (CoW)
Location: Portsmouth
Contract: 12 Months (Likely Extended)
 
The Role: Quality Assurance Specialist
This pivotal role involves independently inspecting and assuring the quality of all works across capital projects, focusing on M&E systems and building finishes. The Goal is to ensure absolute compliance with design specifications, British Standards, and statutory regulations.
 
Key Responsibilities (What You Will Do)

Inspection & Assurance
M&E & Fabric: Conduct site inspections of all Building Services (HVAC, Electrical, Plumbing, Fire Systems) and Building Fabric (structure, finishes).
Defect Control: Proactively identify, record, and document all defects, non-conformances (NCRs), and deviations.
 
Material Verification: Verify the quality and compliance of all materials and equipment upon delivery.
Documentation: Maintain detailed daily logs, comprehensive photographic evidence, and formal NCRs.
Management Reporting: Prepare clear, concise weekly and monthly reports on progress and critical issues.
Liaison: Act as the technical link between Project Managers, contractors, and design consultants.
Handover: Ensure all final documentation (O&M manuals, as-built drawings, commissioning reports) is accurate and complete.
 
Essential Requirements
Proven history as a CoW, Site Inspector, or Quality Assurance Specialist in complex industrial/commercial construction.
 
Technical Skills
Strong, demonstrable technical knowledge across M&E (mechanical, electrical, public health) and general Building Fabric.
 
Knowledge
Sound understanding of UK Building Regulations, British Standards, and Health & Safety legislation.
 
Qualifications
Formal qualification in Building Services, Engineering, Construction, or a related field (e.g., HNC/HND, Degree).
 
Soft Skills
Exceptional attention to detail, highly organised, proactive, diplomatic, and strong report-writing skills.
 
Desirable Extras
Professional Membership (e.g., ICWCI).
Relevant Health & Safety qualifications (e.g., NEBOSH Certificate).
